Live Oak Charleston

120 rooms, a pool courtyard and Peruvian-Japanese bites on Meeting Street
Skip the antiques and four-poster beds. Live Oak is South Carolina's first Tribute Portfolio hotel, and it looks more like a Lowcountry house than a Charleston period piece, all clean lines a few blocks from Marion Square.
The pool courtyard is the move, cabanas included, with a kitchen serving Peruvian-Japanese plates poolside. Terra, the modern Mediterranean restaurant downstairs, opened alongside the hotel and already pulls locals who have no plans to spend the night.
Good to know
- Terra, the Mediterranean restaurant off the lobby, is open to walk-ins and is worth a stop even without a room key.
- Poolside cabanas book out on weekends; reserve when you reserve the room.

This property is amazing! We arrived later than expected, but Kevin at the front desk asked the kitchen to stay open for us. The food was amazing. Kyle made some amazing drinks for us at the bar. The rooms are spacious and super clean. This Tribute Portfolio hotel gives a high-end boutique hotel vibe. Definitely going to book here each time we come to Charleston.

Easily one of the best new hotel stays in Charleston! The property is brand new, ultra-modern, and spotlessly clean from top to bottom. I don’t typically dine at hotel restaurants, but the restaurant here blew me away—the menu is incredible and easily outshines several of the other highly rated Mediterranean restaurants in town. To top it off, the staff is super friendly, professional, and constantly went above and beyond to make our stay seamless. If you’re looking for modern luxury and top-tier dining in Charleston, I highly recommend this hotel!

Brand new hotel, with beautiful and comfortable rooms. Loved the attention to details in the rooms and the bathrooms. Great location for our first weekend trip to Charleston. Enjoyed the complimentary bicycles to cycle around the historic city. Also, right on the path of the free shuttle that goes all around the city. The staff are very friendly. Highly recommend this hotel.

Beautifully designed hotel with spacious and extremely nice rooms. The pool and bar area are very relaxing, and the staff is incredibly friendly and welcoming. The restaurant and coffee shop is so good! Location is excellent—just a short walk to King street. Will definitely be staying here again on my next trip to Charleston. 10/10 recommend

Amazing stay! The hotel looks brand new, with beautiful Restoration Hardware furnishings throughout that give it a luxurious feel. The on-site coffee shop is a hidden gem, serving specialty-crafted coffee from a La Marzocca espresso machine along with some incredible breakfast options in the hotel. A special shout-out to Kevin at the front desk, who went above and beyond to make my stay exceptional. His outstanding service and attention to detail made all the difference. Highly recommend and can’t wait to return!
