Dutch hotel brand's compact rooms land in a Georgetown warehouse
Small tech controlled rooms with huge beds and self check in, all inside a century old industrial building on the Georgetown waterfront. That's citizenM's usual formula.
It kept the historic facade at 3401 K Street NW and fit 230 rooms behind it, near the Key Bridge. This stretch of Georgetown never had a hotel at this price point, and the rowers and cyclists on the water give it a different rhythm.
Good to know
- Rooms are deliberately small with wall-to-wall windows and a big bed - pack light and treat the living-room lobby as your workspace.
- The Capital Crescent Trail and the waterfront park start basically at the door; rent a bike and ride toward the Key Bridge.

I'm a fan of the CitizenM brand, and go to DC every month for work. I found the CitizenM in NoMa after trying a few others and ended up liking it a lot after getting over the size of the rooms. What kept me going back was the breakfast/barista, comfortable beds, and the pillows. The pillows aren't all feather as they provide 2 regular pillows and 2 feather pillows. I wanted to switch up the scene so I stayed in the Georgetown location this time, assuming I'd find everything the same. Everything was the same, except for the pillows. The only pillows that were available were the feather pillows that just go flat. I was told they are supposed to have another pillow, but didn't have them. I'm hoping they get the other pillows in this location as I would like to be able to stay in Georgetown again. But for this next trip, I'll be booking the one in NoMa - just because of the pillows. I tried calling to ask, but haven't be able to get anyone to talk to.

citizenM Washington DC Georgetown is an absolute gem! I needed to find a place to stay near Washington DC on my way from Orlando to Philadelphia and citizenM seemed like the best value in my BonVoy app for an overnight stay. Turned out to be one of the best travel surprises I've had so far this year – and I stay in a lot of hotels and resorts for business travel. citizenM is undoubtedly the most stylish and artsy Marriott hotels in which I've ever stayed! The decor and ambience was so cool with an outstanding staff to match the vibe. My room was spotless and the layout was thoughtful and efficient. The location was wonderful. It is situated on the street that runs parallel to the Potomac River with beautiful views, biking/walking paths and a labyrinth right there. I highly recommend citizenM Washington DC Georgetown – Five Stars!

Ignore the one-star reviews—my experience was the complete opposite. This is genuinely one of the best hotels I've ever stayed at. My trip didn't get off to the best start since my flight was rerouted to Baltimore instead of DCA, so I arrived much later than expected. Despite that, the moment I walked into the hotel, I felt welcomed. Macee made my check-in seamless and immediately set the tone for a fantastic stay. I'd also like to recognize Al-Shahada and Rudy, who both provided exceptional service throughout my visit. A special thank you to Rudy for the excellent nightlife recommendations—they ended up being some of the highlights of my trip. The rooms are perfect for solo travelers. Since I spent most of my days exploring Washington, D.C., I didn't need a huge room, but it never felt lacking. In fact, I found the room to be one of the coolest I've ever stayed in. The iPad that controls everything—from the lights and blinds to the room's different lighting moods—is such a unique feature. It made the entire experience feel modern, intuitive, and unlike any other hotel I've stayed at. I also highly recommend adding breakfast to your stay. It was excellent and absolutely worth the extra cost. It was a great way to start each day before heading out to explore the city. While some people may think Georgetown is a little removed from the National Mall, I actually found the location to be one of the hotel's biggest strengths. It was easy to get to all the major attractions by Uber or public transportation, but at the end of the day I got to return to a quieter neighborhood full of historic charm. Georgetown itself is an incredible area with beautiful streets, waterfront views, great restaurants, unique shops, and some fantastic bars. It ended up being one of my favorite parts of Washington. Overall, I can't recommend this hotel enough—especially for solo travelers. The combination of outstanding staff, innovative rooms, excellent breakfast, and a fantastic Georgetown location made this a memorable stay. I only wish I had booked a longer visit, but I can confidently say I'll be staying here again the next time I'm in Washington, D.C. Thank you again to Macee, Al-Shahada, and Rudy for making my first trip to Washington such a great experience.

My boyfriend and I had a beautiful stay at this citizenM in Georgetown. It was a perfect location right along the river and 5 min walk from downtown Georgetown and M street. Close to all shops and restaurants. And easy access to the rest of DC. We had a room with a really pretty view of the greenery. The room is small but exactly what you need. The beds were out of this world comfortable. The rooms are sweet and fully upgraded with tech that controlled the lights, blinds, and TV. They had blackout curtains. I got the best sleep ever here. The lobby is so cute and chic and totally welcoming to hang out down there. The staff was super nice. They helped us with our luggage and checked them in while we were waiting for our room so that we could go out and explore. Their breakfast buffet was totally worth the price with a good selection of food and coffee. Absolutely loved our stay and would stay there again! Also I saw reviews of people saying they had a hard time getting there - we ubered there from the airport and had no problem. We scootered or walked around everywhere else. The only thing I would say is that I couldn’t get ahold of anyone on the phone any time I called. I had asked one of the receptionists for the mattress style because I want to buy one (that’s how awesome they were!) but didn’t get an answer and no one will answer the phone - so if someone could get back to me with that, that would be great. Nonetheless, great experience! Thank you!!

An amazing, brand-new hotel right by Georgetown! My wife and I stayed here for 3 nights and had a flawless experience. The rooms are spotless, highly functional, and the smart tech features are set up perfectly. The huge beds are so comfortable that we slept like babies every night. The staff is incredibly thoughtful and pays attention to the small details that elevate the whole experience. Huge 5-star praise to the morning shift receptionist who always started our day off with great energy! The breakfast buffet is on the smaller side, but everything is incredibly fresh and tasty. With almost everything within walking distance, the location is absolutely perfect. Highly recommend!
