Two rowhouses beside the main building operate as private two bedroom suites, part of 108 keys on the C&O Canal at 31st Street. Canal view windows and a private courtyard set the tone.

It flies Marriott's Tribute Portfolio flag but reads as independent, built from a converted office building stitched to historic townhouses in February 2025. You're a block below the M Street retail crush, on the quiet towpath side with the waterfront park a few minutes downhill.

Good to know

For groups or families, ask about the two adjacent townhouses - each is a private two-bedroom suite with its own front door.
Rooms on the canal side look straight onto the C&O towpath; specify when booking.
M Street's shops are one block up, but the canal-level streets are the quieter, prettier way to walk the neighborhood.

I was blown away after walking into the doors of the hotel. You feel instantly welcomed by the beauty of the hotel and the front desk. I was traveling for work with a few colleagues and we shared the same sentiments after arrival. Once I got to my room, things got even better. The king size bed was a dream and decor of the room is beautifully designed. I also had complimentary breakfast (due to my Bonvoy status) the next day which was delicious. Thank you for having me. I’m excited to stay again during my next DC trip!

I have stayed in countless Marriott hotel proprieties in the DC area, from the Ritz to the JW Marriott. I have to say that Canal House has been my absolute favorite property so far! From the moment I checked into the hotel exhausted after a long flight from the west coast, I was met at the front desk by Zera with a warm smile. She made the check in process such a pleasant and welcoming experience. I had reserved a patio room, and upon arriving to my room I was happy to see how spacious and clean it was. Every staff member I encountered during my stay was incredibly kind and warm. I had breakfast on one of the mornings and it was a great spread with warm and cold options. The hotel’s location in Georgetown was perfect, just steps from shopping, restaurants, and the waterfront. I will definitely be back next time I’m in DC!

This was a hidden gem in Georgetown! A perfect location in the heart of Georgetown, yet set off of M street, so it was a quiet location. We enjoyed the clean, modern rooms, friendly staff and convenient location to the shops and restaurants. Jesse went above and beyond to offer friendly, helpful and genuine service at the front desk. Thanks for a great stay! This will be our new spot when we come to Georgetown.

I had a wonderful stay at this hotel. The room was clean, comfortable, and well maintained. The staff was friendly, professional, and always willing to help. Check-in and check-out were quick and easy. The location was convenient and made it easy to visit the main attractions in Washington, D.C. The overall atmosphere was pleasant and welcoming. Thank you to the entire team for the excellent service. I would gladly stay here again and highly recommend this hotel to others.

MJ makes the best cocktails. His old-fashioned are off the chart. He is so cute nice has the best smile ever I love this guy. He has the best. This is the best hotel. I love everything about the rooms. The coffee the service The location is amazing. What a great place to stay. I can’t wait to come back.
