Michelin pick inside a converted seed factory near Union Market
The Treehouse Rooftop Lounge looks out over Union Market's fast changing warehouse blocks, one floor above a 106 room hotel built inside a century old seed factory. Brick, steel and factory windows are still the point.
It relaunched as Hotel Nell in May 2024, and the Michelin Guide added it to its listings soon after. Around the corner is Union Market, the food hall that kicked off this neighborhood's turnaround.
Good to know
- The Treehouse Rooftop Lounge is the reason to come even if you are not staying - views run across Northeast DC.
- Union Market's food hall and the whole district's restaurant strip are a short walk; skip the hotel breakfast and graze there instead.

I was pleasantly surprised by how awesome hotel Nell was! As many reviews read, the front desk staff was extremely welcoming and kind to interact with! (More so than most hotels) the room was small but had all that was needed! I did not feel the walls were too thin as some reviews had me worried about. I heard nothing from my neighbors unless I was in the hallway. My tv wasss also broken as I did read in some other reviews however I told the front desk and by the time I returned later it was working perfectly :) The beds are hard and not the best but that’s some peoples’ preference sometimes! The lobby and rooftop restaurant are such a cool vibe and I did enjoy those as well! Super walkable to Union Market which was awesome too. Would absolutely recommend staying here :)

I’m not sure what’s behind some of the lower reviews, but Hotel Nell was absolutely gorgeous. From the moment we walked in, the décor felt modern, chic, and edgy, creating a welcoming and upscale atmosphere. Our classic queen room felt the same! The front desk staff was friendly and welcoming, and we were pleasantly surprised to receive several complimentary drink tickets. We also checked out the Treehouse Rooftop, which was amazing! The ambiance, views, and overall vibe were top-notch. The drinks were excellent and reasonably priced. A special shoutout to John, our server, who provided outstanding service and made our experience even more enjoyable. Overall, we had a fantastic stay and will definitely be back. Highly recommend!

This is perfect for a one night stay. My husband and I stayed in a queen room and it was small but overall tidy and decorated nicely. The biggest complaint is that the hotel lobby itself is impossible to find at first for out of towners. There’s limited signage…not to mention, the closest parking is a garage kind of far away unless you pay extra for parking in their parking lot (no parking pass or any sort of discount was offered). The staff is kind but we felt as though it could have been helpful to know the best way to bring our luggage in, things to do in the area, etc. Some reviews we read prior and hoped would be addressed were not, like the TV not working nor any mention of why. It was also very easy to hear everything outside like cars, honking, and people talking. The room was okay, although we kept finding long dark hairs around the room, shower, etc. We enjoyed the Treehouse restaurant and drink coupon that’s were given, although staff told us that without a reservation we’d have to sit outside or at the bar and it was pushing 90 degrees. There were seats open inside the whole time we ate and even when we left. We stumbled upon Union Market down the road which was fun and also offered lots of food, coffee, and dessert options.

I had a great experience at Hotel Nell, the staff were very warm and inviting, the atmosphere was PEAK, I felt like I could sit in the comfy lobby they have all day. The room was very cute and warm, some people will complain about the rooms being small but I honestly felt like it gave it a more comfy and homey vibe. The only “complaint” I have is there was no mini fridge which is common in hotels, but honestly it wasn’t a problem and I was just as happy without it. I came up to DC for a concert and after I got out of the concert my fiancé and I were very excited to go back to our comfortable room. I can happily say that this is the only hotel I will be choosing on my future trips to DC. Thank you Hotel Nell!

Absolutely recommend giving Hotel Nell a try if you like boutique hotels. Small rooms but very clean and comfortable overall. Rooptop Terrace restaurant and bar is a nice touch. Breakfast was good in the restaurant near the lobby and lounge area. We were able to easily walk the 1 to 1.5 miles to Union Station Amtrak, US Capitol, Supreme Court etc. while enjoying the Union Market district with lots of restaurants, shops, etc. along the way. Staff was very friendly and accommodating as we able to do an early check-in with no hassle. Would definitely stay again during another DC visit.
